The Lord Corporation Master Plan provides an updated site development strategy for the home of this international company that develops and markets high-tech mechanical and chemical products. The sixty-seven acre suburban office park site contains three large, existing buildings dedicated to administrative offices, research and development, and manufacturing. As the world headquarters for this growing company, significant growth needs for the site were indentified to support expansion of sales, accounting and administrative office functions.
The master plan allows for orderly phased development of the site to include four new buildings and associated parking. Each new building will provide 48,000 Sq. Ft. on three stories with a lower service level. Site topography will allow each building at-grade access for both service and main lobby levels. When complete, build out of the site will include a total of 192,000 Sq. Ft. of new building construction and 706 new parking spaces.
An environmentally sustainable site use strategy has been employed by the master plan. Particular emphasis has been placed on preserving the bucolic nature of the wooded site. All new buildings will be oriented to take advantage of sun angles and narrow floor plates will provide daylighting opportunities for interior office environments. Surface parking will be kept to a minimum with structured parking encouraged. Stormwater management areas will be incorporated into a comprehensive, user friendly landscape that includes walking trails, stream preservation, and wooded buffer zones between all buildings.
